Q. What is conveyancing?
Conveyancing is the name for the legal work carried out to sell and buy land (including the houses or flats built on that land) in England and Wales
Q. Who can carry out Conveyancing?
Only properly qualified people (a lawyer) can carry out conveyancing on your behalf. This used to be limited to Solicitors until the introduction of Licensed Conveyancers who are specialist Property Lawyers. The Legal Services Act 2007 opened the doors to a new breed of Law Firms called Alternative Business Structures (ABS). For many years Lawyers were unable to go into partnership or indeed business with anyone other than fellow Lawyers but the 2007 Act changed this enabling non-Lawyers to own and invest in Law Firms. The idea behind this was to provide greater access to Legal Services to the public combined with any services which go hand in hand such as Property Lawyers and Financial Advisors setting up in business to provide Conveyancing Services and mortgage advice, Probate Lawyers setting up businesses with Funeral Services and of course Property Lawyers alongside Estate Agents.
Q. Are Franklin Allan qualified to carry out Conveyancing?
On the 30th March 2015 Franklin Allan were the first Estate Agency in the Country to be successful with an application to be granted a Licence as an ABS. Whilst there are a few Corporate Estate Agents who have separate (and not local) Conveyancing departments, they are run as separate businesses whereas of course our Conveyancing service actually is "in-house".

With one of the Directors of Franklin Allan being an Estate Agent and the other a Licensed Conveyancer, both with over 25 years’ experience of their own profession we have a wealth of experience to offer our Clients.
